Smaller houses start at 190 thousand euros. The first houses are being built in Gaia.
Families continue to buy homes in Portugal – even though sales fell in 2023. But now they’re looking for cheaper and even smaller homes. This change in demand criteria is designed to bring house prices (and the cost of home loans) into line with families’ disposable incomes. Against this backdrop, Teixeira Duarte is going to build smaller houses at prices that are more affordable for families, especially younger ones.
With these younger families in mind, Teixeira Duarte Imobiliária has developed a new housing concept: KORI – Living Evolution, aimed at reducing the area and price of homes. Four residential developments are already underway that will follow this new concept, writes Expresso.
KORI Santa Marinha, in Vila Nova de Gaia, is an example. 112 apartments will be built here with “flexible” areas of between 54 and 89 square meters (m2), which can have between one and two bedrooms, a social area, dining room, work space and balconies. According to the same newspaper, the development will be launched in 2023 and the completion phase is scheduled for the end of 2025.
In order to compensate for the smaller areas of the houses, this development will have common areas, such as a fitness area, a swimming pool and a social area, for example.
This new KORI concept will also be applied to three other Teixeira Duarte Imobiliária projects: one in Gaia and two in Greater Lisbon. And in them, apartments with smaller areas can be priced from 190 thousand euros.
